About This Home
Feel like you’re in the middle of nowhere in the middle of Westchester! This home is located in Brayton Park, a hidden gem with no through traffic. It’s surrounded by forest and geographical features that insulate the area from the outside world, leaving only the sights and sounds of nature.
You’re steps away from the lightly used 26-acre Crawbuckie Nature Preserve with 1.5 miles of trails, and 200 yards from the Croton Aqueduct Trailway, a trail favored by runners, cyclists and dog walkers alike.
This tastefully-converted brick Carriage House is full of unique classic touches that give the feeling of an estate with informal elegance for everyday living.

The delightful “live-in” kitchen is truly the heart of this home and will win over any cook. High ceilings and unique placement and design of windows throughout provide a special light and feel to different areas of the home.
31 Beach is perfect for entertaining groups of friends and family, with an easy flow between living areas, the enchanting wisteria-crowned courtyard, and the yard. You can host large gatherings without guests drowning each other out or the space feeling overcrowded.
The property features native, ornamental and vegetable gardens, a treehouse, large yard, central courtyard and 2nd patio, and spacious parking area.
This home also has a recently redone full professional suite, with outside entrance, office, bathroom and studio space, currently serving as a yoga studio. It could be used as a home gym, art studio, playroom (or some combination of the above), or even a professional office.
A little history? This home was originally the Carriage House for the 9Br and 9Bth “Moorehaven,” bought by Clement Moore of “The Night Before Christmas” fame in 1839 when it was already 100 years old and had been the northernmost tenant farm of Phillipsburg Manor. His family lived in Moorehaven for another 100 years.
